What Is a Fire Risk Assessment?

A Fire Risk Assessment is a structured inspection that:

  • Identifies fire hazards within your premises

  • Evaluates who may be at risk and how

  • Recommends control measures to reduce or remove risks

  • Ensures you meet fire safety laws in Ireland and the UK

It is not just a legal requirement – it’s a vital step in protecting staff, visitors, and assets from fire.

Fire Safety Legislation You Must Comply With

Republic of Ireland

Under the Fire Services Act 1981 & 2003, employers and property owners must take all reasonable steps to prevent fires. A written Fire Risk Assessment is required where five or more employees are present.

Northern Ireland

Fire safety duties fall under the Fire and Rescue Services (Northern Ireland) Order 2006. All non-domestic premises and communal areas in residential properties require assessments.

England

The Regulatory Reform (Fire Safety) Order 2005 requires all non-domestic premises to have a “suitable and sufficient” Fire Risk Assessment in place, kept under review and updated regularly.

Failing to comply can result in enforcement action, fines, or prosecution.
